Office Area: Polyester powder coated aluminium curtain xxxxxxx system. System is self draining, thermally broken and pressure equalised. Double glazed units comprising 6mm clear outer pane, 16mm cavity and 6mm clear inner pane with Low E coating. Insulated look-alike panels provided where vision is not required. Glazing at low level is laminated as required by current regulations. Front elevation (North) with full height curtain xxxxxxx incorporating single leaf glazed fire exit door to east end. A ribbon of windows is provided at ground and first floors including 14 No. openers at first floor and 12 No at ground. All opening windows are fitted with locking handles. Side Elevation (West) profiled steel cladding full height to warehouse area incorporating 1 No colour coated steel emergency exit door and frame with internal panic furniture and statutory signage. Office projection to North end in full height curtain xxxxxxx incorporating 1 No opening light at first floor and glazed emergency exit door at ground level. Rear elevation (South) profiled steel cladding full height incorporating 4 No electrically operated insulated sectional overhead loading doors and 2 No colour coated steel emergency exit doors and frames with internal panic furniture and statutory signage. Side Elevation (East) profiled steel cladding full height to warehouse area incorporating 1 No colour coated steel emergency exit door and frame with internal panic furniture and statutory signage. Office projection to North end in full height curtain xxxxxxx incorporating 1 No opening light at first floor, entrance door incorporating pull handles and mortise dead lock. A letter plate is provided adjacent to the main entrance door. EXTERNAL WALLS. All new exterior walls to be brickwork/blockwork cavity wall construction, external finish to match existing or in keeping with existing property, as specified in drawings. Cavity wall insulation to meet current building regulations requirements. Block-up x3 existing flank wall windows and x1 Study window. Construct new front Porch. Internal Walls / Ceilings: Install stud partition walls to form WC and Utility Room, as specified in drawings. All new internal stud/partition walls to be constructed with 100mm x 50mm timber studs and lined with 12.5mm thick plasterboard. All internal walls to have a layer of finish plaster leaving a clean, smooth surface ready for decoration. Walls to be insulated with sound deadening mineral wool meeting the requirements of Building Regulations. 300x400mm concrete foundation for internal block walls if specified. Ceiling joists at 400mm centres (sizes as detailed on drawings), supported on G.M. joist hangers set into brick or block walls. Double up joists and bolt together at 600mm centres beneath roof struts or around openings. Ceilings to be finished with 12.5mm thick plasterboard with finishing plaster leaving a clean, smooth surface ready for decoration. Demolition / Knock Through: Demolish and cart away existing structure. Knock through the following existing structural elements to form openings for new area(s), including the removal of existing windows/window frames, doors and doorframes, as specified in drawings. Existing Kitchen to Reception 2. Flank wall to Kitchen. Living room to new built area. Rear wall to Bedroom 3. Take down existing external chimney breast and make good. Pitched Roof: Install pitched roofs, as per drawings (roof tiles to match existing as close as possible).

EXTERNAL WALLS. Autoclave Aerated Concrete (AAC) block or reinforced concrete walls. (b) Internal Walls AAC block or reinforced concrete walls. Ultimate Roof Reinforced concrete roof with appropriate waterproofing.
EXTERNAL WALLS. One undercoat and two coats high quality acrylic paint, to Architect’s specification. Proportion of wall to be one coat cement plaster to Architect’s specification. Applied elements to be designed to decorate the façade as per architect specification. Portion to have tiles. Portion Rough/Smooth surfaced natural stone panels or similar approved of varying proportions, mechanically fixed, as per Architects Drawings.
EXTERNAL WALLS. General: South elevation consists of curtain xxxxxxx framing containing glazed vision areas, and mill finish aluminium faced insulated spandrel panels covered with aluminium rainscreen feature panels with a natural anodised finish. North, east and west elevations consist of glazed vision areas and reconstituted stone cladding panels. Schuco or similar curtain xxxxxxx/windows consisting of aluminium framing which is self draining, thermally broken and pressure equalised. All exposed aluminium has a natural anodised finish. Sealed unit double glazing to vision areas consist of clear glass outer pane, cavity and clear glass inner panel. Glazing incorporates ceramic fritting modesty areas and is toughened as required. The curtain xxxxxxx to the main entrance area is double glazed with low 'E' clear glass in an aluminium framing system and steel sub-frame. Reconstituted stone cladding of modular reinforced concrete construction with an exposed aggregate surface, integral insulation and stainless steel fixings. Painted steel support column to canopy. Plant room screening consists of a louvre cladding system on steel posts with blockwork backup walls where required. The main entrance door to front is a proprietary single glazed revolving door housed in a glazed drum and canopy with security locking. Matching glazed in letter plate adjacent. Secondary escape door to front and 1 1/2 leaf escape door from rear consist of sealed unit double glazing in matching aluminium framework. Internal statutory signage and panic release furniture/security locking.
