Extension and Termination of Lease. 12.1 Except by written agreement signed by both Landlord and Tenant, and as otherwise provided herein, this Lease shall terminate only upon the expiration of its term or, at the election of Landlord and in accordance with Section 11 hereof, following the occurrence of an Event of Default. The Lease may also be extended or terminated as described below.
