Expansion Provisions. Provided Tenant is in good standing and not in default under this Lease, Landlord hereby grants to Tenant an option at Tenant's sole election to lease an additional 3,500 square feet of space on the second floor of the office building (hereinafter referred to as "Optional Leased Premises"). Landlord and Tenant agree that upon Tenant completing the approved Tenant Improvements and obtaining a certificate of occupancy for the Leased Premises from all governmental authorities having jurisdiction over the construction over the Tenant Improvements, Landlord shall pay to Tenant a tenant improvement allowance of Thirty-five Dollars ($35.00) per square foot for each square foot of rental space for which Tenant pays rent to the Landlord.
