Common use of Exhibit Premises Clause in Contracts

Exhibit Premises. Subject to the conditions of the Tenant’s Permits and any restrictions by Health Canada, or other applicable regulatory authorities, the Landlord may, on at least 24 hours’ notice to the Tenant, enter and exhibit the Premises to prospective tenants or subtenants during the six month period prior to the expiry of the Term or any extension thereof (or at any time when the Tenant is in arrears of Rent equal to an amount greater than one month’s Annual Basic Rent for more than 30 days), and to the Landlord’s Mortgagees or prospective mortgagees or purchasers at any time during the Term or any extension thereof. The Landlord will make commercially reasonable efforts to minimize any disruption of the Tenant’s business caused thereby. Further, the Landlord may install “for lease” signage on the exterior of the Premises during the six month period prior to the expiry of the Term or any extension thereof (or at any time when the Tenant is in arrears of Rent equal to an amount greater than one month’s Annual Basic Rent for more than 30 days) and “for sale” signage on the exterior of the Premises and on the Land at any time during the Term.
