The Purchaser shall have until , 2023 to: (a) conduct such due diligence searches on the Purchased Lands as the Purchaser deems necessary or advisable in its sole discretion, including but not limited to, title searches, municipal approvals, zoning inquires, conditional use inquires, confirmation of adequate municipal services for the intended use of the Purchaser, environmental investigations, soil tests, the results of which must be satisfactory to the Purchaser in its sole discretion; (b) review the Vendor’s Documents, the results of which must be satisfactory to the Purchaser in its sole discretion; (c) satisfy itself with respect to pricing for its planned construction, servicing and development on the Purchased Lands in its sole discretion; and (d) satisfy itself with respect to its ability to finance the purchase and(or) the development of the Purchased Lands in its sole discretion. 3. All of the terms, covenants and conditions of this Agreement to be complied with by the Vendor shall have been completed and fully complied with.
