DESCRIPTION OF TENANT IMPROVEMENTS. All items of Tenant Improvements shall be performed by Tenant at Tenant’s expense in accordance with Tenant’s final Plans (as defined below) and specifications as approved by Landlord and in accordance with all of requirements of the Lease and this Exhibit “E”. Tenant Improvements, for which Tenant shall be entitled to reimbursement from the TI Allowance (subject to available funds remaining), shall include, but shall not be limited to, all architectural and engineering fees, permits, approvals, licenses, and special assessments, taxes or fees relating to Tenant Improvements.

DESCRIPTION OF TENANT IMPROVEMENTS. Landlord shall construct those improvements in the Premises (the “Tenant Improvements”) depicted on the Final Plans (defined below), using the Building Standard finishes and materials, and in accordance with all applicable laws, rules and regulations in effect at the time the applicable building permits are issued. As used herein, “Building Standard” means those minimum standard specifications established by Landlord governing the type, quality and quantity of materials for tenant spaces in the Building, including floor coverings, wall coverings, window treatments (if any), ceiling tiles, doors, hardware, kitchen appliances, lighting, availability and distribution of HVAC and electrical systems, and such other items as Landlord may reasonable determine, and examples of which are depicted in Exhibit B-1 attached hereto. Tenant (i) acknowledges that work depicted in Exhibit B-1 are intended to be examples of Building Standard improvements only and the completed improvements may not be identical to the work depicted in Exhibit B-1 and (ii) agrees that the same shall nevertheless be deemed Building Standard for purposes of this Lease.
DESCRIPTION OF TENANT IMPROVEMENTS. Re-carpet the currently carpeted areas of the Premises. Notwithstanding Landlord’s building standard options, Landlord will agree to supply and install carpet tiles based upon a reasonable, mutually agreed upon carpet tile selection taking the cost of such carpet tiles into consideration. As part of this work, any areas that currently have vinyl composition tile (VCT) shall be re-tiled using a selection from Landlord’s building standard VCT options.
DESCRIPTION OF TENANT IMPROVEMENTS. Tenant shall construct or cause Tenant's Contractor (defined below) to construct office and related improvements (the "Tenant Improvements") in the Building. To the extent the Tenant Improvements constitute general purposes office improvements as opposed to specialty office and/or laboratory improvements, the Tenant Improvements shall conform to the building standards (the "Building Standards") described in EXHIBIT C-3 attached hereto and incorporated herein by reference. To the extent the Tenant Improvements constitute specialty office and/or laboratory improvements, the Tenant Improvements do not have to conform to the Building Standards, but are subject to Landlord's review and approval, which approval shall not be unreasonably withheld, conditioned or delayed. The construction of the Tenant Improvements is hereinafter referred to as "Tenant's Work."
