In the event Tenant conducts business in any portion of the Demised Premises during hours other than regular business hours, Landlord shall, upon reasonable advance notice, operate the Building's cooling tower and such other equipment and machinery asas shall enable Tenant to cool the Premises. Tenant shall reimburse Landlord for Landlord's cost of such service upon rendition of a bill ▇▇▇refor, at a rate equal to Landlord's actual cost therefor, plus 15%.
