Contract Rent. The total amount of rent specified in the Housing Assist- ance Payments Contract as payable to the Owner by the Family and by the PHA to the Owner on the Family’s be- half. Covered housing provider. For the Sec- tion 8 Moderate Rehabilitation Pro- grams, as provided in subparts A, D, and E of this part, ‘‘covered housing provider,’’ as such term is used in HUD’s regulations in 24 CFR part 5, subpart L (Protection for Victims of Domestic Violence, Dating Violence, Sexual Assault, or Stalking), refers to the PHA or owner, as applicable given the responsibilities of the covered housing provider as set forth in 24 CFR part 5, subpart L. For example, the PHA is the covered housing provider responsible for providing the notice of occupancy rights under VAWA and cer- tification form described at 24 CFR 5.2005(a), though the PHA may provide this notice and form to owners, and charge owners with distributing the notice and form to tenants. In addi- tion, the owner is the covered housing provider that may choose to bifurcate §§ 882.103–882.122 a lease as described at 24 CFR 5.2009(a), while both the PHA and owner are both responsible for ensuring that an emer- gency transfer plan is in place in ac- cordance with 24 CFR 5.2005(e), and the owner is responsible for implementing the emergency transfer plan when an emergency occurs. Decent, safe, and sanitary. Housing is decent, safe, and sanitary if it meets the physical condition standards in 24 CFR part 5, subpart X. Xxxxx rent. The total monthly cost of housing an eligible Family, which is the sum of the Contract Rent and any utility allowance. Group home. A dwelling unit that is licensed by a State as a group home for the exclusive residential use of two to twelve persons who are elderly or per- sons with disabilities (including any live-in aide).
Contract Rent. The total monthly rent (the “Contract Rent”) payable to the Owner for the Dwelling Unit is set out in the Lease. The Contract Rent must not increase during the term of the Lease.
Contract Rent. During the renewal term, the monthly contract rents for the contract units described in the exhibit of contract information shall be the amounts specified in the exhibit. The owner shall not receive any other payment or compensation for rental of the units. Notwithstanding the amounts of the contract rents specified in the exhibit of contract information, contract rents shall in no event exceed the rent levels permitted by Section 597(b)(2) of the HUD appropriation for federal fiscal year 1999. Such rent levels shall be calculated in accordance with HUD instructions. During the renewal term, the following provisions of the expiring HAP contract do not apply:
Contract Rent. The Port and Concessionaire agree that the first seven percent (7%) of Concessionaire’s Gross Sales paid to the Port shall be the contract rent for the Premises for purposes of the Leasehold Excise Tax Payable pursuant to Chapter 81.29A of the Revised Code of Washington. All amounts in excess of the first seven percent of the Gross Sales shall be consideration for the concession rights granted under this Agreement.
Contract Rent. If the monthly housing assistance payment is reduced to zero or is terminated, the Tenant shall be responsible for payment of the full contract rent.
Contract Rent. The Port and Operator agree that the “Contract Rent,” as that term is defined in Chapter 82.29A of the Revised Code of Washington and Chapter 458-29A of the Washington Administrative Code, for the rights of possession and use of publicly owned real and personal property granted by this Agreement shall be calculated as set forth on Exhibit P. By approving the terms of this Lease Agreement in an open public meeting, it is the intention of the Port to declare that the “Contract Rent” as set forth in this Section 6.6 was the maximum amount attainable for the rights and responsibilities set forth in this Lease Agreement, considering alternative uses for the Premises, and considering the condition, and any restrictions on the use, of the Premises.

Such rent may not exceed the lesser of the applicable fair market rent or the reasonable rent, as determined by the Authority in accordance with HUD requirements.
