Contract Document Phase. The schedule shall show each phase of the Project in working days, including review times, and, if required, sub-schedules to define critical portions of schedule. The schedule shall be mutually acceptable to CONSULTANT and OWNER and, at a minimum, shall be consistent with the completion dates included in Paragraph 2.1.2.
Contract Document Phase. 2.4.1 Contract Document Phase Based on the approved Design Development submissions, the Architect shall prepare, for approval by the Owner, Construction Documents consisting of Drawings, Specifications and other documents setting forth the requirements of the construction work necessary for the Project. 2.4.2 Detailed Construction Drawings and Specifications Plans and specifications will be certified by the Architect for compliance with current requirements in effect at the time the plans and specifications are prepared. The documents shall set forth, in detail, requirements for prospective bidders to submit bids/proposals and the successful Contractor to construct the project. Plans and specifications shall comply with the requirements established in the preliminary project conference, if applicable, together with the common practice of design and ethical practices of professional architects and engineers. The Architect shall furnish review plans and specifications and a revised statement of probable project cost at 60% and 90% completion.
Contract Document Phase o Review the Contract Documents for general conformance with the intent of the revised and updated recommendations presented in the geotechnical condition assessment. Update of earthwork specifications to reflect post USACE site conditions. If post USACE conditions warrant the use of the crushed aggregate columns as foundation alternative, the Geotechnical Consultant wil prepare ground improvement specifications for the project.Participate in up to three (3) design development conference calls with OLIN, the Client and members of the consultant team as needed. On site meeting, or additional conference calls will be considered an additional service.
Contract Document Phase. Based on the approved Design Development submissions, the Architect shall prepare, for approval by the Owner, Construction Documents consisting of Drawings, Specifications and other documents setting forth the requirements of the construction work necessary for the Project.
Contract Document Phase. The purpose of this phase is the development of the Contract Documents for the proposed space. Refer to the Milestone Schedule received at the Design Conference for all durations of submissions and work sessions. All drawings in the Construction Document Phase should be at a scale as specified below. Exceptions may be made at the discretion of the landlord for tenants whose space is sufficiently large to make drawings at this scale unwieldy. The tenant shall schedule with the Development Manager all submissions, work sessions, and meetings with the landlord relating to the review of Contract Documents. All submission and work session materials will be shipped and received in the landlord's office (1) one week prior to each meeting and will be reviewed by the Development Manager. For each submission the tenant shall submit to landlord one (1) set of full size, one (1) set of half size reproducible drawings and one (1) print set of final drawings prepared by an architect and an engineer registered in the State of California. The final submission of plans shall be wet scaled by the above noted professionals. The Contract Documents shall be in strict compliance with the Tenant Design Criteria and specifications contained herein and in Parts II-IV, the Lease, and the comments on the approved Schematic Design Plans. In addition the landlord will provide a distribution list to the tenant so that further sets of plans may be distributed as required.   • Contract Documents This Contract consists of these Terms and Conditions and the documents ("Exhibits") listed below in descending order of precedence. A conflict in these documents shall be resolved in the priority listed below with these Terms and Conditions taking precedence over all other documents. The Exhibits to this Contract include the following documents:

  • Construction Document Phase 1.4.1 Based on the approved Design Development Documents, Guaranteed Maximum Price, coordinated models and any further adjustments in the scope or quality of the Project or in the Amount Available for the Construction Contract authorized by the Owner, the Architect/Engineer shall prepare, for approval by the Owner and review by the Construction Manager, Construction Documents consisting of Drawings, Schedules and Specifications derived from the model(s) in accordance with Owner’s written requirements setting forth in detail the requirements for construction of the Project, including, without limitation, the BIM Execution Plan and “Facility Design Guidelines”. The Plans, Drawings and Specifications for the entire Project shall be so prepared that same will call for the construction of the building and related facilities, together with its built-in permanent fixtures and equipment which will cost not more than the Guaranteed Maximum Price accepted by Owner, or the Amount Available for the Construction Contract established by Owner if no Guaranteed Maximum Price proposal has been accepted by Owner. The Architect/Engineer will be responsible for managing the design to stay within such Guaranteed Maximum Price proposal or Amount Available for the Construction Contract. The Architect/Engineer shall review the Construction Documents as they are being prepared at intervals appropriate to the progress of the Project with the Owner and Construction Manager at the Project site or other location specified by Owner in the State of Texas. The Architect/Engineer shall utilize the model(s) to support the review process during Construction Documents. The Architect/Engineer shall allow the Construction Manager to utilize the information uploaded into Owner’s PMIS to assist the Construction Manager in fulfilling its responsibilities to the Owner. 1.4.2 As a part of Construction Documents Phase, Architect/Engineer shall accomplish model coordination, aggregation and “clash detection” to remove conflicts in design between systems, structures and components. Model coordination shall occur at all reviews during the Construction Documents Phase as identified in the BIM Execution Plan. Architect/Engineer shall utilize Owner’s PMIS to accomplish model coordination and collaborate with Construction Manager in the resolution of critical clashes identified by the Construction Manager. Architect/Engineer shall demonstrate and provide written assurance to Owner that conflicts/collisions between models have been resolved. 1.4.3 The Architect/Engineer shall consult with the Owner and Construction Manager on matters such as construction phasing and scheduling, bid or proposal alternates, liquidated damages, the construction contract time period, and other construction issues appropriate for the Project. The Architect/Engineer shall assist the Owner and Construction Manager in the preparation of the necessary bidding information, bidding forms, RFP information, and RFP forms, and the Conditions of the Contract. 1.4.4 The Architect/Engineer shall assist the Owner in connection with the Owner’s responsibility and procedures for obtaining approval of all building and accessibility authorities having jurisdiction over the Project. 1.4.5 The Architect/Engineer shall provide coordination and inclusion of sequence of operations for all operable systems in the facility as defined by Owner during Design Development. 1.4.6 The Architect/Engineer shall review the Estimated Construction Cost prepared by the Construction Manager, and shall provide written comments. 1.4.7 The Architect/Engineer shall participate in a final review of the Construction Documents and model(s) with the Owner and Construction Manager at the Project location or other location specified by Owner in the State of Texas. Prior to the Owner’s approval of the Construction Documents, the Architect/Engineer shall incorporate such changes as are necessary to satisfy the Owner’s review comments. 1.4.8 The Architect/Engineer shall provide a list of all manufacturer warranties and submittals that are required by their specification. 1.4.9 Before proceeding into the Bidding and Proposal Phase, the Architect/Engineer shall obtain Owner’s written acceptance of the Construction Documents and approval of the Final Amount Available for the Construction Contract as approved by the Board of Regents.

  • Construction Contract Documents The Construction Contract Documents shall consist of the plans and specifications prepared by the Engineer, and any addenda and change orders thereto, and the Owner-Contractor Agreement, all of which shall be compatible and consistent with this Agreement.

  • THE CONTRACT DOCUMENTS The Contract Documents consist of the State-Contractor Agreement, the Conditions of the Contract (General, Supplementary and other Conditions), the Drawings, the Specifications, and all Addenda issued prior to bid opening and any Change Orders after execution of the Contract.
