The Concept Design Phase clause defines the initial stage of a project where the fundamental design ideas and overall vision are developed and documented. During this phase, the responsible party—often an architect or designer—creates preliminary sketches, diagrams, and descriptions that outline the project's scope, key features, and intended outcomes. This clause typically applies to construction or development contracts, ensuring that all stakeholders agree on the project's direction before detailed design and construction begin. Its core function is to establish a clear and shared understanding of the project's concept, reducing the risk of misunderstandings or costly changes later in the process.
Concept Design Phase. The Design-Builder shall prepare a concept design for the Project no later than the date set forth in Exhibit B. The concept design shall contain at least the level of detail contemplated in the AIA standard contract and shall contain such detail as is typically required for a concept design under the AIA Best Practices. The design submittal shall specifically identify any deviations from the Educational Specifications and shall explain the rationale and cost implications associated with such deviation. The Department shall have the right to disapprove the concept design submittal for any reason. Following review of the concept design submission by DCPS and the Department, the Design-Builder shall make revisions to the concept design submission as necessary to incorporate comments, feedback and other direction provided by DCPS and the Department. The Design-Builder’s pricing assume that such revisions will be required, and such revisions shall not entitle the Design-Builder to additional compensation.
Concept Design Phase. Prepare and submit a Concept Design that complies with the requirements indicated in the SUCF Directive 1A-3, latest addition. A copy of the Directive can be found under Directives and Bulletins on the SUCF web site ▇▇▇▇://▇▇▇.▇▇▇▇.▇▇▇▇.▇▇▇/design/projdirw.cfm. Upon review and comment by the University incorporate all approved comments into a final Concept Report.
Concept Design Phase a) Collect AM and PM peak hour turning movement traffic data at the Kasold Drive/Clinton Parkway intersection and the Kasold Drive/W. 22nd Terrace intersection. Perform a traffic operations analysis of both intersections using existing geometry as well as the proposed geometry. Provide a recommendation to Client for lane configuration of each of the four approaches to the Kasold Drive/Clinton Parkway intersection. b) Evaluate the project’s impact on the right-turn only entrance to the ▇▇▇▇ ▇▇▇▇▇▇▇ ▇▇▇▇▇▇▇ property. Provide a recommendation to Client regarding removal or modification of the existing entrance. c) Prepare a Preliminary Design Memo summarizing Consultant’s findings and recommendations from the Concept Design Phase services. Submit the Memo to Client for review. Client will select the desired concept for Consultant to use in the Design of the Project.
Concept Design Phase a) Evaluate up to five (5) concept typical sections for street, bicycle, and sidewalk infrastructure for ▇▇▇▇ ▇▇▇▇▇▇ (▇▇▇▇▇▇ ▇▇▇▇▇▇ to ▇’▇▇▇▇▇▇▇ Road). Provide an engineer’s opinion of probable construction costs for each concept that is evaluated. b) Evaluate the feasibility of incorporating traffic calming measures and/or access relocations/closures into the design of the Project. City will provide Consultant with traffic counts and speed data on ▇▇▇▇ ▇▇▇▇▇▇ (▇▇▇▇▇▇▇ to ▇▇▇▇▇▇) to facilitate Consultant’s evaluation of traffic calming measures. c) Perform a traffic engineering evaluation of the ▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇▇▇ intersection. d) Prepare a Preliminary Design Report summarizing Consultant’s findings and recommendations from the Concept Design Phase services. Submit the Report to Client for review. Client will select the desired concept for Consultant to use in the Design of the Project.
