Concept Alternatives. Utilizing the results and input from earlier tasks, MIG will develop, in close coordination with City staff, a range of land use and design Concept Alternatives for each of the seven opportunity sites, including the Vallco Shopping Center site. The Concept Alternatives that will be used to show development, use, mobility and policy options for the future. Each individual Concept Alterative will be formatted at 11x17 and will include: site and alternative title; summary text of the alternative theme; map showing the land use changes proposed; and a 3D sketch-up model visually showing increases in height and site coverage. The budget assumes that MIG will prepare a total of 14 Concept Alternatives as part of this task. City staff will review and provide feedback on each Concept Alternative. MIG will prepare final versions that reflect City staff input.
Concept Alternatives. Based on input received from the community workshop and walking audit, the consultant team will work collaboratively to develop three diagrammatic, annotated concept plans. The goal of the diagrams will be to establish an overall urban design strategy with locations and relationships of urban design elements to form a cohesive whole and address the issues and analysis findings. In addition, associated roadway cross-sections/perspective sketches will be developed. These illustrations will be done to a scale where sufficient detail is clearly visible. For key areas/elements, 3d models and eye-level sketches/illustrations will be developed to assist in understanding overall corridor character in each alternative. For each concept plan, we will compile a matrix that will summarize the strengths, weaknesses, opportunities, and barriers, including a qualitative analysis of cost. We will also identify potential traffic impacts associated with each alternative (if any) and feasibility issues related to grade and drainage.
