Common Areas Operating Expenses Clause Samples
The "Common Areas; Operating Expenses" clause defines the landlord's responsibility for maintaining and managing shared spaces within a property, such as lobbies, hallways, parking lots, and landscaping, as well as the costs associated with their upkeep. Typically, this clause outlines which areas are considered common, what types of expenses are included (like cleaning, repairs, utilities, and security), and how these costs are allocated among tenants—often proportionally based on the size of each tenant's leased space. Its core function is to ensure transparency and fairness in the distribution of costs for shared facilities, preventing disputes and clarifying financial obligations for all parties involved.
