Common Area Usage. Subtenant shall have the right to use the following common areas of the Building, subject to the terms set forth below.
Common Area Usage. Participant will have limited use of the common areas within the Premises that are described on Exhibit “B” because those shall remain generally available to the other tenants of the Building in accordance with the City’s Policy and Procedure Manual attached hereto as Exhibit “C” as amended from time to time during the term of this Agreement (and the City shall give Participant copies of all amendments).
Common Area Usage. In the event the tenant is denied usage of common area amenities due to non-payment of assessments or fees, the Owner agrees to permit Rental Agent to deduct any outstanding assessments or fees due to the Association from any rental income due to owner and to forward same to Condominium Association, if necessary. Rental Agent reserves the right to charge a fee of $100.00 to the owner for each transaction in this regard.
Common Area Usage. Tenant shall also have the right to utilize the Common Area rear atrium for a break area, at no additional rent (but, for purposes of the provisions in this Lease relating to insurance, indemnification and default, Tenant's use of such rear atrium area shall be deemed use of the Leased Premises). All furniture or other items placed in such rear atrium area by Tenant would need to be approved by Landlord. It is understood that this area would be Common Area for the Building and could be utilized by Building occupants.
Common Area Usage. Should Lessee purchase or lease security, telephone, communications, electronic, or any other kind of equipment, then said equipment shall not be installed, placed, or stored in any common areas of the Park or Building. Should Lessee place any such equipment or any kind of personal property in said common areas, then Lessor, at his election, may remove said personal property at Lessees expense.
