Building Envelope. Site coverage including the area enclosed by external walls but not including driveways and paths shall not exceed 50% of the site area where the building design satisfies minimum building set back and open space requirements. An additional 10% is allowed for open framed elements such as patios, alfresco areas, covered porches and verandas.
