Basic Monthly Rent. Tenant covenants to pay to Landlord without abatement (except as expressly provided in this Lease), deduction, offset, prior notice or demand the Basic Monthly Rent in lawful money of the United States at such place as Landlord may designate, in advance on or before the first day of each calendar month during the Term, commencing on the Commencement Date (unless otherwise set forth in Paragraph 1.2). If the first day on which Basic Monthly Rent is due under this Lease is not the first day of a calendar month, on or before such due date the Basic Monthly Rent shall be paid for the initial fractional calendar month prorated on a per diem basis and for the first full calendar month following such due date. If this Lease expires or terminates on a day other than the last day of a calendar month, the Basic Monthly Rent for such fractional month shall be prorated on a per diem basis. Notwithstanding the foregoing, concurrently with its execution of this Lease, Tenant shall pay to Landlord in advance the Basic Monthly Rent for the first full calendar month following the Commencement Date in which full Basic Monthly Rent is payable.
Basic Monthly Rent. $3.00 per Rentable Square Foot, net of electricity and other utilities, subject to adjustment pursuant to attached Addendum No. 1. Basic Monthly Rent will always be due and payable on or before the first day of the applicable month, except that the first month’s Basic Monthly Rent will be due and payable upon the date of Tenant’s execution of this Lease.
Basic Monthly Rent. 5,870.20. Except as otherwise provided in the ------------------ Lease, all rent must be paid without demand, deduction, set-off or counter claim, in advance, on the first day of each calendar month during the Sublease Term, and in the event of a partial rental month, rent will be prorated on the basis of a thirty (30) day month. Notwithstanding the foregoing, Basic Monthly Rent will be abated from the Commencement Date until the Rent Commencement Date. Monthly payments hereunder will commence on September 1, 1999. Such abatement will be conditioned upon the performance by Subtenant of all of its obligations under this Sublease. If a default by Subtenant under this Sublease or under the Lease as incorporated herein occurs at any time during the Sublease Term, all amounts abated hereunder, in addition to all other amounts then payable to Sublandlord, will be due and payable to Sublandlord as a result of such default. The foregoing rental abatement will apply to Basic Monthly Rent and Subtenant's Percentage Share of Operating Expenses and Taxes.
Basic Monthly Rent. 5.a. Tenant agrees to pay to Landlord as rental, without prior notice or demand, for the Premises the sum of: Four Thousand Six Hundred and no/100 ($4,600.00) Dollars subject to adjustment as hereinafter provided), on or before the first day of the first full calendar month of the term hereof and a like sum on or before the first day of each and every successive calendar month thereafter during the term hereof, except that the first month's rent shall be paid upon the execution hereof. Rent for any period during the term hereof which is for less than one (1) month shall be a prorated portion of the monthly installment herein, based upon a thirty (30) day month. Said rental shall be paid to Landlord, without deduction or offset in lawful money of the United States of America, which shall be legal tender at the time of payment at the Office of the Building, or to such other person or at such other place as Landlord may from time to time designate in writing. 5.b. The monthly rental payable by Tenant shall be increased for each year of the term of this Lease commencing with the beginning of the second Lease Year by adjusting the Basic Monthly Rental reserved in Section 5.a. to reflect any increase in the cost of living, which adjustment shall be determined as follows:
Basic Monthly Rent. Basic Monthly Rent during the Lease Term shall be as follows: In addition, Tenant shall pay for all individually and separately metered utilities. **Tenant shall be granted a three (3) month full abatement of Basic Monthly Rent during months two (2) through four (4) of the Initial Lease Term and a partial abatement equal to seventy-five percent (75%) of Basic Monthly Rent during month five (5) of the Initial Lease Term. As such and provided Tenant is not in material default of this Lease, Tenant shall not be required to pay Basic Monthly Rent during the second (2nd) through fourth (4th) months of the Initial Lease Term, nor seventy-five (75%) of Basic Monthly Rent during the fifth (5th) month of the Initial Lease Term. If Tenant is deemed in material default of the Lease (after applicable notice and cure period), Tenant shall become fully liable for all funds abated and Landlord shall be entitled to exercise all of its rights and remedies with respect to collecting the monies so abated.
Basic Monthly Rent. Eight Thousand, Two Hundred Fifty-five Dollars and four Cents ($8,255.04). Basic monthly rent is calculated at the Lease rate of $19.25 per square foot (annual) times the net rentable square foot of the Premises adjusted to the monthly payment. Net rentable size of the Premises includes a 15% common area load factor.
Basic Monthly Rent. From January 1, 1998 through December 31, 2001, the Base Monthly Rental for the Premises will be due and payable in advance on the first day of each month at the rate of Eighteen Thousand Dollars ($18,000) per month. Rent will be allocated at the rate of $1.03/sq.ft. for the lab and office space and $0.3871/sq.ft. for the mezzanine storage area.
Basic Monthly Rent. Lessee shall pay to Lessor, as initial Basic Monthly Rent for the Premises, monthly payments of $9,642.50 each, plus applicable sales tax as provided in paragraph 4.3(g), in advance, on the first day of each month of the term hereof, subject to adjustments as provided in paragraphs 4.2 and 4.3. Lessee shall pay to Lessor upon execution hereof the sum of $15,849.10 as rent for the first month of the term hereof. Rent for any period during the term hereof which is less than one month shall be a pro rata portion of the monthly payment. Rent shall be payable in lawful money of the United States to Lessor at the address stated herein or at such other persons or at such other places as Lessor may designate in writing.
