Common use of Base Term Clause in Contracts

Base Term. The term of this Lease shall commence at 12:00 noon on May 1, 2000 , and, unless sooner terminated as herein provided for, shall end at 12:00 noon on May l, 2005 ("Lease Term"). Except as specifically provided to the contrary herein, the Leased Premises shall, upon the termination of this Lease, by virtue of the expiration of the Lease Term or otherwise, be returned to the Landlord by the Tenant in as good or better condition than when entered upon by the Tenant, ordinary wear and tear excepted.

Base Term. The term of this Lease shall commence at 12:00 noon on May October 1, 2000 1998, and, unless sooner terminated as herein provided for, shall end at 12:00 noon on May lOctober 1, 2005 2003 ("Lease Term"). Except as specifically provided to the contrary herein, the Leased Premises shall, upon the termination of this Lease, by virtue of the expiration of the Lease Term or otherwise, be returned to the Landlord by the Tenant in as good or better condition than when entered upon by the Tenant, ordinary wear and tear excepted.
