Common use of Base Operating Cost Clause in Contracts

Base Operating Cost. In addition to the minimum annual rent, Tenant shall pay annually Two Hundred Sixty Eight Thousand Nine Hundred Fifty Dollars and 00/100 ($268,950.00) herein called the "Base Operating Cost" in equal monthly in equal monthly installments concurrent with and in the same manner as Tenant's payment of the minimum annual rent and adjustments thereto. The Base Operating Cost represents Landlord's estimate of Tenant's share of the annual operating costs for the 1995 calendar year to the extent the Base Operating Cost exceeds Tenant's share of the annual operating costs as calculated for any given calendar year.
