Base Expenses. The term “Base Expenses” shall mean the Expenses for the 2012 calendar year.

LEASE AGREEMENT --------------- Landlord hereby leases the Leased Premises to Tenant for the duration of the Lease Term (subject to any early cancellation options granted to Tenant hereunder). All reference herein to the Lease Term will mean both the initial ten-year term and any renewal terms exercised by Tenant under this Lease.
