Common use of ARREARS Clause in Contracts

ARREARS. The Parties hereby agree that if the Rent or any other sum due under this Lease shall remain unpaid for a period of Twenty one (21) days from the due date of payment and whether formally demanded or not, the Lessor, her agents or representatives shall without prejudice to any right of re-entry or distress conferred by law or by this Lease, immediately upon expiry of the Twenty One days and without further notice to the Lessee exercise her right of re-entry into the Premises. Nothing in the preceding clause shall entitle the Lessee to withhold or deny any payment of the Rent or other sum due under this Lease after the date upon which they fall due or in any way prejudice affect or derogate from the rights of the Lessor in relation to such non-payment (but without prejudice to the generality of the above) under the proviso for re-entry contained in this Lease.
