Additional leased area. The tenant has the right to lease additional square footage of leased premises at any time during the first five years of this lease at the current rent per square foot subject to all scheduled rent amounts and increases set forth in this lease provided tenant gives landlord 30 days advance notice to exercise this option for additional space and additional space is still available. Landlord is under no obligation to reserve any portion of Landlord’s property for future use by Tenant. However, ▇▇▇▇▇▇ shall have a first right of refusal to match any offer to rent any portion of Landlords property that Landlord offers to rent to any entity not a party to this Lease.
