Warehouse Area. Building standard lighting, edge of dock levelers, two (2) evaporative coolers and 110 volt electrical duplex outlets spaced around the perimeter (one every 20 feet) and one duplex outlet on each interior column. No electrical distribution or circuits will be provided by Landlord except to the improvements listed above to be constructed by Landlord.

  • The Warehouse Area square footage shall be reduced accordingly upon the effective date of such recapture (the “Recapture Premises Effective Date”).

  • The plans and specifications for Tenant’s Improvements to the Warehouse Area attached hereto as Exhibit B-1 are hereby approved by the Landlord, and shall not be substantially changed by the Tenant without the prior written consent of the Landlord.

  • If necessary, Lessor, at Lessor's sole cost and expense, shall repair or replace the HVAC unit(s) that serve the Expansion Office Area; provided, however, neither Lessor nor Lessee will be required to repair or replace failing HVAC units for the Expansion Warehouse Area.

  • Landlord shall have the option to recapture the portion of the Warehouse Area labeled Recapture Premises on Exhibit B attached hereto (the “Recapture Premises”).

  • Notwithstanding the foregoing and subject to the provisions of Section 1.02 hereof, for the period from the 15th day of February, 1994 to the 31st day of March, 1994 the Tenant shall pay a proportionate share only of the Basic Rent, such proportionate share to be in the same ratio as the area of the Warehouse Area is to the area of the entire Leased Premises.
