  • Effective as of the Vivarium Commencement Date as to the Vivarium and the Expansion Commencement Date as to the Remainder Space, Sublessee will be responsible for all janitorial services and utility costs for the applicable portion of the Expansion Space pursuant to Section 6(D) of the Original Sublease.

  • Other than funding the TI Allowance (as defined below) as provided herein, the Vivarium Allowance, Landlord’s Work and the sign monument, Landlord shall not have any obligation whatsoever with respect to the finishing of the Premises for Tenant’s use and occupancy.

  • It is understood and agreed that Landlord is under no obligation to bear any portion of the cost of any of the Tenant Improvements except to the extent of the TI Allowance and the Vivarium Allowance.
