Utility Rent definition

Utility Rent means all charges incurred for the use and consumption of the utilities provided in Sections 7(a) and 7(e) of this Lease. Landlord may estimate the Utility Rent monthly, by meter readings, and invoice Tenant therefor, in arrears. All Utility Rent charges shall be due and payable monthly, together with the next payment of Base Rent (as defined below) that is not less than twenty-one (21) days following Landlord’s invoice for such charges. Landlord’s failure to ▇▇▇▇ Tenant for any such amounts shall not waive Landlord’s right to ▇▇▇▇ Tenant for such amounts at a later time, provided that, except if due to the delayed or any restated invoices received from the utility provider, Tenant shall not be responsible for invoices submitted to Tenant for payment more than three (3) months in arrears. Tenant’s right to object to Utility Rent shall be subject to the same audit rights in Section 4(h) below. Utility Rent does not include charges for utilities consumed in connection with Common Area which are separately billed as an element of Operating Expenses as provided in Section 4(b) of this Lease.

All Utility Rent charges shall be due and payable monthly, together with the next payment of Base Rent (as defined below) that is not less than twenty-one (21) days following Landlord’s invoice for such charges. Tenant acknowledges that if Tenant occupies less than all of the Phases of the Premises, Utility Rent will be determined on a pro rata basis based on the ratio between the RSF of the Premises then-occupied by Tenant and the total RSF of the Building. At such time as Tenant occupies all of the Phases of the Premises, Utility Rent will be determined based on Tenant’s actual consumption of utilities. Utility Rent does not include charges for utilities consumed in connection with Common Area which are separately billed as an element of Operating Expenses as provided in Paragraph 5.B(i) of this Lease.

Examples of Utility Rent in a sentence

  • All Utility Rent charges shall be due and payable monthly, together with the next payment of Base Rent (as defined below) that is not less than twenty-one (21) days following Landlord’s invoice for such charges.

  • Landlord may estimate the Utility Rent monthly, by meter readings, and invoice Tenant therefor, in arrears.

  • Tenant shall pay, as Additional Rent, in addition to and simultaneously with its payment of Base Rent, a monthly charge determined by Landlord, to cover the cost of all utility services, including, but not limited to, initial connection charges, all charges for electricity, water, sanitary and storm sewer service, and for all electric lights (the "Utility Rent").

  • Tenant’s right to object to Utility Rent shall be subject to the same audit rights in Section 4(h) below.

  • In such event, Tenant shall pay to Landlord within 30 days after billing, as additional rent, a sum ("Utility Rent") determined in the manner set forth below.

  • Utility Rent does not include charges for utilities consumed in connection with Common Area which are separately billed as an element of Operating Expenses as provided in Section 4(b) of this Lease.

  • It is the intent of Landlord to separately meter the Premises (either through existing submeters or through a Landlord installed meter (such as an E-monmeter) for electrical consumption, in which event Tenant shall pay for all charges for electricity consumption (including Excess HVAC and electricity for Supplemental Equipment) supplied to the Premises directly to Landlord as Utility Rent.

  • The amount of Utility Rent for Lease Year 1 shall be $42,000.00, payable $3,500.00 per month, and shall be adjusted by Landlord, semi-annually, based on usage by Tenant and rate adjustments.

  • The Engineer shall make a survey of Tenant's utility usage in the Demised Premises, to determine the Utility Rent.

  • The Annual Fixed Rent, Monthly Fixed Rent, Late Fee Rent, Additional Fixed Rent, Operating Expense Rent, Tax Rent, Insurance Rent, Additional Utility Rent, Security Deposit, and any other amounts payable by Tenant to Landlord under this Lease Agreement.

  • Base Rent Period Annual Rate Per Square Foot Monthly Base Rent

  • Additional Rent means all amounts payable by the Tenant under this Lease except Base Rent, whether or not specifically designated as Additional Rent elsewhere in this Lease;

  • Basic Rent means the rent payable for the Aircraft pursuant to Section 3.2.1(a) of the Lease.

  • Renewal Rent for the Aircraft means the rent payable therefor in respect of a Renewal Lease Term determined pursuant to Section 17.2.2 of the Lease.

  • Additional Rental has the meaning set forth in Section 4.03.
