Utility Management. Licensee is solely responsible for the cost of all utilities required for their food truck, including electricity, water, garbage disposal, and restroom facilities. The Licensor will manage most of the utilities but the Licensee must pay its prorated share for all the utilities provided to the lot. ● Equipment Maintenance: Licensee assumes responsibility for addressing any electrical or water-related issues that arise in their food truck after it is placed on the lot. Prompt resolution of these issues is expected. ● Space Modifications: Licensee may customize their designated space, but all changes (e.g., signage, music, tables, carpet, artificial grass, lighting, drainage) require prior written approval from the Licensor. No permanent structural modifications are permitted.

Utility Management. We will manage cable and internet utility accounts for Signature members Proactive Monitoring: Our Proactive monitoring may be limited to systems, technologies, components, and networks that natively integrate with our monitoring technology (OvrC Pro technology). There are many manufacturers and ecosystems and we are not able to monitor all of them. Examples of systems we cannot monitor are cable boxes, HVAC systems, personal tech, or any device or device class that does not utilize standard TCP/IP protocol and is not visible as an IP device on your network. Appliances and Non-Technology: When possible, we will monitor the connection to auxiliary, third-party, and other fully-independent systems, but not the systems themselves. For example, we may be able to see if your HVAC system falls off the network, but we will not be able to troubleshoot or reboot that system. We may be able to interact with the thermostat but that is where the support ends.
