Utility Areas definition

Utility Areas means the areas between the bottom of the slab over the Retained Space extending downward to the bottom of the finished surfaces of the ceiling of the Retained Space, together with such vertical areas immediately adjacent to the interior side of the exterior walls of the Retained Space and columns located therein and to and from the Vault, which locations are reasonably necessary for utilities serving the Premises. The location of any and all utilities serving the Premises within the Utility Areas shall be subject to Lessor’s prior written approval.
Utility Areas means those portions of Exxon's Property (exclusive of the Demised Premises and the tank fields referred to in section 2.11), more particularly described in Exhibit D, on, over, under, or across which Cogen will have a nonexclusive easement and right of way to construct, operate, maintain, repair, replace, and remove structures, wires, pipes, lines, equipment and other materials relating to water transfer between the two parcels of the Demised Premises, stormwater discharge, wastewater discharge and other utilities serving the Cogeneration Facility (other than water, gas and standby power supplied to Cogen by public utilities).

Examples of Utility Areas in a sentence

  • Lessee hereby grants Lessor such licenses and access in and over the Premises or any portion thereof or the Utility Areas as shall be reasonably required for the installation or maintenance of mains, conduits, pipes or other facilities to serve the Project or any part thereof, provided that Lessor shall pay for any alteration required of the Premises as the result of any such use of the Premises.

  • In addition to the lease of the Premises, Lessor hereby grants to Lessee nonexclusive access to the areas marked on Exhibit "D" (the "Utility Areas") for the placement and repair of wires, cable and accessories necessary to provide the telephone and television services as described in this Agreement.

  • Installation of all electrical and instrumentation facilities shall conform to all provisions of the National Electric Code (NFPA Subpart 70), the American Gas Association “Classification of Gas Utility Areas for Electrical Installation” XF0277, and ANSI/ISA RPI 12.6 “Installation of Intrinsically Safe Instrument System in Class I Hazardous Locations”.

  • Lessee shall in addition have free access to the Utility Areas to inspect, maintain, install, replace and repair the wire, cable and other accessories associated with the television system and telephone system maintained in connection with the Related Project and shall further have access to the remainder of the Project for the purpose of repair and maintenance of the wiring, cable and accessories relating to such systems in connection with the Related Project.

  • Lessee shall have the right of free access to the Utility Areas to inspect, maintain, install, replace and repair the wire, cable and other accessories associated with the Telephone System and the Television System, and to the remainder of the Project for the purpose of repair and maintenance of the wiring, cable and accessories relating to the Telephone System and the Television System, and for the purpose of collecting receipts for its services and otherwise dealing with tenants within the Project.

  • Exxon will pay all property taxes, assessments or like charges otherwise relating to the Demised Premises, the Exxon System, the Interconnection Areas, the Utility Areas, the Staging Areas and the Access Rights of Way.

  • To facilitate Cogen's use of the Demised Premises, Exxon grants to Cogen certain additional rights to use the Interconnection Areas and Utility Areas, certain Access Rights of Way over Exxon's Property, and certain temporary rights to use Staging Areas, all as more specifically set forth in Sections 2.3, 2.4, 2.5, 2.6, and 2.7 below.

  • During the term of this Ground Lease, Cogen will use the Demised Premises, the Interconnection Areas, the Utility Areas, the Staging Areas, the projection easement area shown in Exhibit C, and the Access Rights of Way for the construction, operation, maintenance, repair, replacement, and removal of the Improvements, and (if applicable) the Exxon System, for uses reasonably related thereto and for no other purpose.

  • In the event of a partial taking of the Demised Premises, or a full or partial taking of the Interconnection Areas, the Utility Areas, the Staging Areas or the Access Rights of Way by any competent authority which renders the continuation of normal operations at the Cogeneration Facility impossible, impracticable, or unduly onerous, Cogen may elect to terminate the Ground Lease under the provisions of Sections 16.2G and 16.

Related to Utility Areas

  • Common Areas is defined as all areas and facilities outside the Premises and within the exterior boundary line of the Project and interior utility raceways and installations within the Unit that are provided and designated by the Lessor from time to time for the general non-exclusive use of Lessor, Lessee and other tenants of the Project and their respective employees, suppliers, shippers, customers, contractors and invitees, including parking areas, loading and unloading areas, trash areas, roadways, walkways, driveways and landscaped areas.

  • Building Common Areas means with respect to the Tower, the areas, facilities and amenities specified in Schedule [E] which are to be used and enjoyed in common with all the other Apartment Acquirers of the Units in the Building; and

  • Outside Areas means all areas within the Property which are located outside the buildings, such as pedestrian walkways, parking areas, landscaped areas, open areas and enclosed trash disposal areas.

  • Common Areas and Facilities means collectively the Development Common Areas and Facilities and the Residential Common Areas and Facilities and all those parts and such of the facilities of the Development designated as common areas and facilities in any Sub-Deed;

  • Parking Areas means those portions of the Project which may be used for parking as depicted on the Site Plan, as such areas may be changed by Landlord from time to time.
