Unit Costs definition

Unit Costs means the Developed Lot Book Value on which Units (completed or under construction) are situated plus the cost of the construction of vertical improvements with respect thereto.
Unit Costs means the unit cost of the selected operating costs financed by the Loan and required for implementation of each of the Outputs in the typology specified in the pertinent Participation Agreement and the Operational Manual, which unit cost of said operating costs is specified in the additional instructions referred to in Section IV.A.1 of Schedule 2 to this Agreement.

More Definitions of Unit Costs

Unit Costs means the standardized unit cost on which Hospitalization Outputs and Testing Outputs are based, which is set forth in the Operational Manual and established according to a methodology specified in the Operational Manual, as such Unit Cost may be modified in agreement with the Bank.

Unit Costs means those reasonable and necessary Dollars actually expended by Borrower for hard costs and approved by Lenders in connection with the construction of a Unit, including the costs of governmental permits and utility taps specifically associated with the Unit or with obtaining a building permit therefor, excluding, however, all of the following: i. general and administrative expenses of Borrower; ii. marketing costs and sales commissions incurred to generate sales; iii. fees and other expenses pertaining to permanent financing (or commitments therefor) for purchasers of Units; iv. amounts paid to Affiliates for goods, services, real estate, or other items in excess of the amounts which independent third parties would charge for comparable goods, services, real estate, or other items; v. profit on transfers of real property, Finished Lots, and Units by and among Borrower and any shareholders, Affiliates, or Subsidiaries of Borrower or Fortress; vi. the costs of interior decorating, wallpaper, window coverings, furniture provided for a Unit, sidewalks installed in connection with a Model Unit not otherwise required by governmental regulation, or any other Model Unit upgrades from base product unit; vii. landscaping, fencing, sprinkler systems not otherwise included in the purchase price of the Unit; viii. any other costs of Borrower not directly associated with the construction of the Unit; and
Unit Costs means the cost for the registration of Beneficiaries with the HII and for the subsequent enrollment of those Beneficiaries with the Primary Health Care Providers as determined and adjusted periodically by the Association.
Unit Costs means, with respect to any Unit purchased under an Existing Equipment Contract, the applicable Equipment Contract Purchase Amounts and with respect to each other Unit, the invoice cost, Taxes, charges and Transaction Costs (other than General Transaction Costs) incurred with respect to such Unit.
