Examples of Temporary Spaces in a sentence
Other than those terms specifically outlined above, all of other terms and conditions of this Lease shall apply to Tenant’s lease of the Temporary Spaces.
Such additional thirteen (13) spaces provided herein shall not be considered Temporary Spaces.
Additional Temporary Spaces shall be made available on a month-to-month basis and may be terminated by Landlord at any time if Landlord determines that such Additional Temporary Spaces can no longer be made available to Tenant because Landlord needs such Additional Temporary Spaces to provide existing or new tenants of the Building parking spaces in the ratio of one (1) space for every three hundred (300) rentable square feet.
The Temporary Spaces, to be identified as Suites 255 and 237, are more specifically defined on Exhibit D attached hereto and incorporated by reference herein.
If substantial completion of the Landlord’s Work has not occurred by May 1, 2015, then Tenant shall have the right, but not the obligation, to terminate the Lease with respect to the Premises and the Temporary Spaces by written notice to Landlord given on or before May 5, 2015, in which case neither party shall have any further rights or obligations hereunder and Landlord promptly shall refund to Tenant all sums paid by Tenant to Landlord in connection with Tenant’s execution of the Lease.
Such additional three (3) spaces shall not be considered Temporary Spaces.
Tenant agrees to accept the Temporary Spaces in their then as-is condition, with no obligation on behalf of Landlord to improve it in any way.
Tenant agrees to vacate the Temporary Spaces and return possession thereof to Landlord, in broom clean condition and decommissioned and decontaminated as necessary, within ten (10) days after the Commencement Date of this Lease.
Tenant shall pay a fixed rent for the Temporary Spaces in the amount of $3.75 per square foot per month per month (the, “Temporary Space Monthly Rent”), which shall be pro-rated for any partial month.
The parties also understand and acknowledge that, in the future, all or any portion of the New Spaces may be damaged, destroyed, redesigned or redeveloped such that all or some of the New Spaces may need to temporarily become Temporary Spaces and/or be replaced with other New Spaces.
