If the Landlord accepts the Surrender Offer, then this Lease shall terminate with respect to the Subject Area on the date proposed in the Surrender Offer (or if none is proposed, upon a date selected by the Landlord), unless the Tenant notifies the Landlord in writing within three (3) Business Days after receiving notice from the Landlord of such termination, that the Tenant has decided not to proceed with the Transfer.
