Notwithstanding the foregoing, (a) in no event shall Substantial Completion of the Building Improvements (without the Tenant Improvements) occur prior to the Target Substantial Completion Date, as defined below, and (b) the Substantial Completion Date shall be extended one (1) day for every day that the commencement of the Tenant Improvements, is delayed for a reason other than a Tenant Delay or Force Majeure Delay in commencing the Tenant Improvements on or before June 15, 2017.
