Commencing on the first anniversary of the Storage Space Commencement Date and on each succeeding anniversary thereof during the Storage Space Term, the Storage Space Fee shall increase by Sixty-Three and 96/100 Dollars ($63.96) per month over the Storage Space Fee payable during the preceding year.
Throughout the Storage Space Term, Licensee shall keep the Storage Space in good condition and repair, at Licensee’s sole cost and expense, other than the structural elements thereof which Licensor shall maintain at Licensor’s sole cost and expense.
Notwithstanding the previous sentence, the area of the Storage Space shall not be considered a part of the Leased Premises during the Storage Space Term for purposes of determining Tenant’s Share of Building Premises Expenses and Park Expenses.

For the period between October 1, 2000 and September 30, 2005 (the "Additional Storage Space Term"), Landlord hereby leases to Tenant, and Tenant hereby leases from Landlord, the Storage Space at an annual rental of One thousand Three Hundred Eighteen Dollars ($1,318), which amount shall be payable in equal monthly installments in advance, together with rent.
If Tenant desires to use the Storage Space for more than the Storage Space Term, Tenant shall have the right to use the Storage Space for up to an additional six (6) months (the “Extended Storage Space Term”).
In addition, Tenant shall be entitled to use such lighting and, electrical facilities as then exist in the Storage Space upon commencement of the Storage Space Term.
If Tenant requires any additional lighting or electrical facilities or services, Tenant shall request such services from Landlord in writing prior to commencement of the Storage Space Term and, subject to Landlord’s approval thereof, Landlord shall install such services (including any separate metering) in the Storage Space Term at Tenant’s expense.
At any time during the Storage Space Term, Landlord shall have the right, upon 30 days prior written notice to Tenant, to substitute other space within the Building for the Storage Space (the “Substituted Storage Space”).
Concurrently with Tenant's execution and delivery of this Second Amendment, Tenant shall deliver to Landlord a check in the amount of $228.48, as payment of the Storage Space Rent due for the first month of the Storage Space Term.
