Storage Rent definition

Storage Rent. (herein so called) of $345.58. For the purposes of this Lease, “Electrical Expense” shall mean the charges for electrical current supplied to the Office Space. Additionally, “Network/Telecommunications Support Services Expenses” shall mean the charges for telecommunications services and local network services supplied to the Office Space by Landlord in accordance with Section 19 below. If the number of square feet of rentable area in the Office Space increases in accordance with Section 2 above, the Basic Rent, the Electrical Expense and the Network/Telecommunications Support Services Expense shall be increased accordingly. Landlord and Tenant agree that the Electrical Expense rate (x) shall be $3.20 per square foot as set forth above for the first five years of the term of this Lease and (y) shall be reviewed at the end of the fifth year of this Lease and adjusted to the then current market rate for the final three years of the term of this Lease. Landlord and Tenant also agree that such adjusted Electrical Expense rate shall be based on Landlord’s utility contract agreements for the Project.   • The Storage Rent shall be due on a monthly basis concurrent with Tenant’s payment of Rent due with respect to the Premises, and shall constitute Additional Rent under the Lease.

  • Within five (5) business days of Tenant’s request from time to time, Landlord shall notify Tenant of the amount of the Storage Rent, which shall not be increased while Tenant is leasing any Storage Premises unless Landlord has delivered not less than sixty (60) days written notice thereof to Tenant.

  • Storage Rent for any Extension Period pursuant to Paragraph 9 above shall be the greater of market or Fifteen and No/100 Dollars ($15.00) per square foot, but in any event not greater than Fifteen and No/100 Dollars ($15.00) per square foot for the first (1st) Extension Period and Twenty and No/100 Dollars ($20.00) per square foot for the second (2nd) Extension Period.

  • Storage Rent shall be payable in advance each month on or before the 1st day of each month for the duration of this Lease.

  • Such Annual Storage Rent shall be payable in twelve (12) equal monthly installments on the first day of each month in advance during the Lease Term at the same time and in the same manner as Base Rent for the Premises.

  • The Operating Expense (as defined in Section 7 hereto) and Utilities for Suite B2 are included in the Storage Rent for the storage space as long as Tenant doesn’t use the lights, HVAC or other utilities for Suite B2.

  • All Storage Rent shall be payable in the same manner that Base Rent is payable hereunder.

  • First, to the extent the delay in substantial completion is not due to the fault of either Landlord or Tenant, the Holding Fee shall be at a rate equal to the total storage rent per square foot of Rentable Space per annum (including expense pass throughs) Landlord is then charging to third parties for similar space (the "Total Storage Rent") payable monthly until the date Tenant is in Actual Use of such space (with proration for any partial month).
