Lessee shall be entitled to make use of said Standard Electric Service and HVAC beyond the Building Hours, at Lessee's sole cost and expense, provided Lessee shall notify the Lessor by 3:00 p.m. on the day that Lessee shall require said overtime use if said overtime use is required on any weekday, and by 3:00 p.m. on Friday for Saturday and/or Sunday overtime use.

Basic Rent is inclusive of the cost of Lessor's Standard Electric Service as that term is defined in Paragraph 21(a) hereof calculated at the rate of $1.50 per Rentable Square Foot per annum and based upon estimated usage of six (6) watts per Rentable Square Foot.

However, if it shall be determined that the full value to the Lessee does not exceed the Standard Electric Service Factor, there shall be no increase or decrease in the Basic Rent.
If it shall be determined that the then full value of such electrical services being supplied to Lessee is in excess of the Standard Electric Service Factor based upon increased usage, rate increase or any other reason, this Lease shall be modified to provide for an increase in the Basic Rent for the entire Term of the Lease by an annual amount equal to such excess.
In no event shall Lessor's Standard Electric Service include electrical current for any computer room installation or for any requirements needing greater than a 15-amp line except as otherwise set forth on Exhibit C, and all electricity for any computer room or for any requirements needing greater than a 15-amp line except as otherwise set forth on Exhibit C shall be paid for by Lessee.
However, to the extent that some of the Lessor's Standard Electric Service continues to be furnished by Lessor, then the reduction as provided for herein shall only be adjusted accordingly to reflect said fact.
That is, subject to the provisions of Subparagraphs 21(b) and 21(e), there shall be no charge to Lessee for such Standard Electric Service by way of measuring the same on any meter or otherwise, such Standard Electric Service being included in Lessor's services which are covered by the Basic Rent reserved hereunder.
