Shell Structure definition

Shell Structure means the state of the construction of the Leasehold Building as of the Commencement Date. Landlord and Tenant agree that the state of the construction of the Leasehold Building as of the Commencement Date is such that the Leasehold Building is comprised only of: (i) interior load bearing walls (comprised of concrete block and steel columns – 30 feet on center); (ii) exterior walls comprised of concrete block (rear) and stucco material (sides and front); and; (iii) a roof comprised of a gravel covered, shingle membrane over a wood substructure material and a concrete pad flooring.

  • Landlord and Tenant further agree that the value of the Shell Structure as of the date of the Casualty Event shall be the sum of $1,500,000.00 (adjusted each year during the Lease Term utilizing the CPI Escalation described in Section 3.02, above) (the “Shell Structure Value”).
