The Declarant will maintain and keep in good repair the Shared Common Area as a Common Area Expense as defined in Article V.

The Shared Common Area Maintenance Charges shall remain liable to increase from time to time by the Promoter/Federation.
Common Areas: use and enjoy along with other purchasers/ occupants of other apartments/units in the Complex only such of the Common Areas and/or the Shared Common Area which would be earmarked and/or designated for common use by the Owner and/or as so permitted under the Act.
