The District will account separately on its books and records for all funds expended and fees and expenses incurred by the District as a result of reviewing Applicant’s submittals for the Project including District’s review of Applicant’s engineering plans, easement legal description and drawings, preparation of easement agreements, and related documents including any Application and Agreement for Extension of Sewer Mains, if necessary.

Grantor does hereby grant and convey to Grantee, its successors, assigns, lessees, licensees and agents, a non-exclusive perpetual easement upon, over, under, across and through the Easement Property for the purpose of Grantee's construction, reconstruction, operation, maintenance and removal of the Water and Sanitary Sewer Mains required by Grantee from time to time.

Such works shall be warranted and maintained by the Developer for the maintenance periods specified as follows: Sanitary Sewer Mains 2 years from the date of Construction Storm Sewer Mains 2 years from the date of Construction All others 2 years from the date of Construction Completion Certificate A Construction Completion Certificate shall be issued on completion and acceptance of each phase of work.
Grantee shall have the right of ingress and egress over and across the adjacent lands of Grantor to and from the Easement Property as may be necessary in connection with Grantee's construction, reconstruction, operation, maintenance and removal of the Water and Sanitary Sewer Mains .
In the event that the construction of any other utilities, roadways, or other improvements upon, over, under or across the Easement Property necessitates the relocation and/or encasement of the Water and Sanitary Sewer Mains, then Grantor shall, at its sole cost and expense, timely perform or cause the performance of such relocation and/or encasement of the Water and Sanitary Sewer Mains.
Trunk Sewer Mains: The amount of credit for the construction of Trunk Sewer Mains shall be computed solely upon the quantity of Trunk Sewer Main actually installed using a Schedule of Values for Pipeline Construction Costs adopted by Board Resolution, plus eight percent (8%) of that amount.
