Private Patio means a patio located wholly on private property owned or leased by the Owner

Examples of Private Patio in a sentence

  • Tenant may, in its sole discretion, designate the Potential Patio Area on which it will construct Tenant’s Private Patio.

  • Upon a termination described in the preceding sentence, Landlord shall demolish and remove Tenant’s Private Patio in connection with its construction of the Expansion Wing.

  • Any furniture or other accessories or personal property of Tenant placed on Tenant’s Private Patio shall be subject to Landlord’s prior approval, not to be unreasonably withheld, conditioned or delayed.

  • Tenant’s Private Patio shall at all times be used in accordance with all applicable laws and Landlord’s reasonable rules and regulations applicable thereto.

  • Tenant shall (i) keep Tenant’s Private Patio neat and free of trash and (ii) maintain Tenant’s Private Patio in good order, condition and repair.

  • For clarity, Landlord will be responsible for the repair and maintenance of all structural components of the Exterior Private Patio and for the repair and maintenance of any Building Systems serving such Exterior Private Patio, and Tenant will maintain and repair the cosmetic features of the Exterior Private Patio and the furnishings thereon in good working order and condition.

  • Tenant’s design and construction of Tenant’s Private Patio (“Tenant’s Patio Work”) shall be performed in accordance with the provisions hereof applicable to alterations (including, without limitation, Article IX).

  • The use of the Exterior Private Patio shall be subject at all times to compliance with all rules, regulations and applicable Laws and in accordance with the terms of this Lease, all at Tenant’s sole cost and expense.

  • Except as otherwise provided in this Section 20.1, all of the provisions of this Lease governing Tenant’s obligations with respect to the Premises and Tenant’s use and occupancy thereof (including, without limitation, Tenant’s insurance and indemnification obligations, but except for the obligations to pay Annual Fixed Rent, Real Estate Taxes or Landlord’s Operating Expenses) shall apply to Tenant’s Private Patio.
