Tenant, at Tenant’s sole cost and expense, shall be responsible and shall directly contract and pay for any and all utilities and services required or desired by Tenant in connection with its use or occupancy of the Premises, including, but not limited to, electricity, gas, water, sewage use, EBMUD Private Fire Service charges, telephone, computer, internet, communications services, plumbing and drain clean out services, and alarm.
