present donative intent means that there is language within the Gift Deed showing that (i) the Grantor is currently (i.e., as of the date of the Gift Deed) relinquishing all dominion and control over the real property to the Beneficiary, and (ii) the conveyance is being made as a gift or donation to the Beneficiary, without the intent of receiving any consideration or benefit from the Beneficiary in return.
