The fraction, expressed as a percentage, determined by dividing (x) the Premises RSF by (y) the Total Building Square Footage.
The Premises RSF shall then be calculated by multiplying the usable square footage of the Premises, as so determined, by 1.
The installation of such Exterior Building Signage shall be subject to Section 15 of this Lease and Tenant shall be responsible for all maintenance and utilities for such Exterior Building Signage and for removing such Exterior Building Signage at the expiration or termination of the Lease Term (or if the Premises RSF or Tenant’s occupancy thereof fails to satisfy the conditions set forth above) and repairing all material damage caused by such removal.
The initial Base Rent per square foot of Premises RSF will be Twenty-one and No/100 Dollars ($21.00).
For the avoidance of doubt, based on the foregoing as of the date hereof (including Ancillary Space No. 1 pursuant to the First Amendment to Lease), the Tenant’s Pro Rata Tax Share is 14.19% (i.e., the Initial Premises RSF, including, for clarity, the Ancillary Space No. 1 pursuant to the First Amendment to Lease, divided by the Total Building Square Footage originally set forth in Section 1.4 of the Lease), subject to adjustment as set forth in Section 1.4 of the Lease.

In the event some portion of useable floor area of the Premises is taken (other than for temporary use) and this Lease is not terminated, Base Rent shall be proportionally abated in proportion to the portion of the Premises RSF so taken, and Tenant’s Pro Rata Expense Share, Tenant’s Pro Rata Tax Share, and Tenant’s Parking Allocation shall be proportionately adjusted, for the remainder of the Term.
Premises: Approximately 5,070 rentable square feet (tile "Premises RSF") on the first floor of the Building, as approximately depicted on the floor plan attached hereto as Exhibit "A".
Tenant may expand the Premises, on a space available basis, within the Building or another building owned, managed, or controlled by Landlord in the NorthWinds Center development of which the Building is a part (the "NorthWinds Development"), upon the expiration of the thirty-sixth (36th) full calendar month of the Initial Term (the "Additional Expansion Space Delivery Date") by fifty percent (50%) of the Premises RSF (the "Additional Expansion Space").
