The portion of the Potential Expansion Area added to the Premises by exercise of the Expansion Option shall herein be referred to as the “Expansion Premises”.

Tenant's first right of negotiation for the Potential Expansion Space is personal to Tenant and may not be exercised or assigned (except pursuant to a Permitted Transfer), voluntarily or involuntarily, by or to any person or entity other than Tenant or a Permitted Transferee, without Landlord's prior written consent, which Landlord may withhold in its sole and absolute discretion.
