Planned development (PD) definition
Planned development (PD) means an area of a minimum contiguous size to be planned, developed, operated, and maintained as a single entity and containing one or more structures with appurtenant/supportive common areas as classified in the following code sections pertaining to Residential Planned Developments (RPD) and Mixed Use Planned Developments (MUPD).
Planned development (PD) means land on which a variety of housing types and/or related commercial and industrial facilities are accommodated in a preplanned environment under flexible standards, such as lot sizes and setbacks, different than those restrictions that would normally apply to subdivision in the underlying zone. Planned development standards contain requirements in addition to those of the standard subdivision, such as building design principles and landscaping plans. A planned development is processed as a rezone. (Ord. 92-12 § 5 (App. A), 1992).
Planned development (PD) means a development which is preplanned in its entirety with subdivision and zoning controls applied to the project as a whole rather than to individual lots. A PD is characterized by a binding site design subject to a binding site plan review, and approved in accordance with the Oroville zoning ordinance and these regulations.
