Developer shall pay the PILO Developer Improvements within ten days of the Effective Date.
In consideration of and as a material inducement for Developer satisfying in full the Developer Obligations, the City shall (i) accept the PILO Developer Improvements, (ii) excuse the Developer from constructing the Developer Improvements, and (iii) strictly comply with all terms and provisions of this Agreement.
The PILO Developer Improvements does not excuse Developer from completing all other obligations with respect to the Development as required by the Laws (as further defined below).
