  • The foregoing provisions of this Section shall inure to the benefit of any such Successor Landlord, shall apply notwithstanding that, as a matter of law, this Lease may terminate upon the termination of the Paramount Lease, shall be self-operative upon any such demand, and no further instrument shall be required to give effect to said provisions.

  • Landlord shall obtain for the benefit of Tenant a non-disturbance agreement from the landlord under any future Paramount Lease which non-disturbance agreement shall be in the form then customarily used by any institutional Paramount Lessor or such form as shall be reasonably approved by Tenant.

Paramount Lease means any Paramount Contract pursuant to which Paramount Leased Real Property is leased, subleased, licensed, used, or otherwise occupied by Paramount or any of its Subsidiaries, as applicable, from another Person, including all material amendments, extensions, renewals, guaranties, and other agreements with respect thereto, excluding any real property that is used or occupied on a short-term basis by any Subsidiary of Paramount in the ordinary course of business consistent with past practice in connection with Content Activities.
