The foregoing provisions of this Section shall inure to the benefit of any such Successor Landlord, shall apply notwithstanding that, as a matter of law, this Lease may terminate upon the termination of the Paramount Lease, shall be self-operative upon any such demand, and no further instrument shall be required to give effect to said provisions.
Tenant, at Tenant's sole cost and expense, shall observe, perform and comply with all of the terms, covenants and conditions of the Paramount Lease to be observed, performed or complied with by the lessee thereunder, other than the provisions for the payment of rent.

As of the date of this Agreement, neither Paramount nor any Subsidiary of Paramount has received any written notice regarding any violation, breach or default under any Paramount Lease for Paramount Leased Real Property that has not since been cured, except as would not, individually or in the aggregate, reasonably be expected to have a Paramount Material Adverse Effect.
Landlord shall obtain for the benefit of Tenant a non-disturbance agreement from the landlord under any future Paramount Lease which non-disturbance agreement shall be in the form then customarily used by any institutional Paramount Lessor or such form as shall be reasonably approved by Tenant.
