Operating Expense Pass-through definition

Operating Expense Pass-through shall have the meaning set forth in Section 2.5(b).

Examples of Operating Expense Pass-through in a sentence

  • To provide for current payments of Operating Expenses, Tenant shall pay Tenant's Proportionate Share of the Operating Expense Pass-through Amount, as estimated by Landlord from time to time, in twelve (12) monthly installments, commencing on the first day of the month following the month in which Landlord notifies Tenant of the amount of its estimated Proportionate Share.

  • If Operating Expenses in any calendar year exceed the sum of SIX DOLLARS & 25/100 ($6.25) per square foot NRA ("Base Operating Expense Amount") (such excess amount being hereinafter referred to as the "Operating Expense Pass-through Amount"), Tenant shall pay to Landlord, as Additional Rental (hereinafter defined), Tenant's Proportionate Share (as hereinafter defined) of the Operating Expense Pass-through Amount as set forth below.

  • Lessee shall pay to Lessor Lessee's Share, pursuant to Lessee's right to audit the Operating Expense Statement, which shall be the lesser amount of the following: (a) Lessee's Annual Maximum Operating Expense Passthrough; or (b) Lessee's Share per square foot of Operating Expenses as calculated for the current year.

  • There is no pending Operating Expense Pass-through dispute with or audit by any tenant and Seller has received no written notice from any tenant requesting or demanding any such audit.

  • The maximum amount of the passthrough shall be calculated as follows: Lessee's Share of the Base Year Operating Expenses, expressed as a cost per square foot, shall be multiplied by five percent (5%), which shall represent the maximum amount of Operating Expense per square foot that may be passed through to Lessee in any one year ("Annual Maximum Operating Expense Passthrough").

  • The obligation of Tenant with respect to the payment of Tenant's Proportionate Share of the Operating Expense Pass-through Amount shall survive the termination of this Lease.

  • The cost of such repair, estimated at $110,000, is being charged to the tenants under the Leases as an Operating Expense Pass-through, plus interest at 10%, over a period not longer than their respective current lease terms.
