New Space definition

New Space is defined in Article 3.
New Space. Usable Area," and "Building" as used herein shall have the same meanings ascribed thereto as set forth in the Lease, as amended by said Amendment; and
New Space means the approximately 22,643 rentable square feet consisting of the entire third floor (known as Suite 300) of the building located at ▇▇▇▇ ▇▇▇▇▇▇▇▇▇ ▇▇▇▇, ▇▇▇▇▇▇▇▇ ▇▇▇▇, ▇▇▇▇▇▇▇▇▇▇ (the “New Building”), as shown on Exhibit A attached hereto. The New Building contains approximately 60,466 rentable square feet. Tenant shall have the right, within thirty (30) days after the New Space Commencement Date (defined below), to have a licensed and insured architect, reasonably approved by Landlord, remeasure the New Space using the Standard Method for Measuring Floor Area in Office Buildings ANSI/BOMA Z65.1-2017 using a load factor of 1.1527. In the event the results of such remeasurement reveal a different rentable square footage than the figure set forth in this Amendment, the parties shall execute an amendment adjusting the square footage, Base Rent, Tenant’s Proportionate Share and any other figure set forth herein or in the Lease to reflect the remeasurement.

Examples of New Space in a sentence

  • Within twenty (20) days of the date Landlord notifies Tenant that the New Space is ready for occupancy, Tenant shall vacate the Premises and move into the New Space.

  • If Landlord exercises its right to relocate Tenant, Landlord and Tenant shall, within twenty (20) days after the date Tenant takes possession of the New Space, amend the provisions of this Lease affected by such relocation.

  • With respect to tenancies and occupancies set forth on Schedule C attached hereto and made a part hereof, Purchaser represents that it has examined, or will examine prior to the expiration of Purchaser's Due Diligence Period, all leases and amendments thereto relating to such tenancies and occupancies (which leases and any New Space Leases are collectively referred to herein as the "Space Leases" and the lessees thereunder are herein called "Space Tenants").

  • Said monument signage rights are personal to Tenant and may not be assigned and shall automatically terminate upon any assignment of this Lease or at such time as Tenant shall have subleased 50% or more of the New Space.

  • Notwithstanding the foregoing, the parties understand that the current tenant of the New Space will not have vacated by March 1, 2014.

  • Tenant, at its option, may within ten (10) business days after Landlord's notice, notify Landlord that Tenant desires to rent the New Space from Landlord at the market rent for the term indicated.

  • Base Rent for the New Space shall be subject to an annual upward adjustment of three percent (3.0%) of the then-current Base Rent.

  • Any and all Alterations Tenant desires to make to the Existing Premises and the New Space are subject to the terms and conditions of Section 16 of the Lease.

  • Landlord shall reimburse Tenant for all reasonable costs and expenses incurred by Tenant in connection with (i) moving its equipment, furniture and other personal property from the Premises to the New Space, (ii) installing its telephone and computer systems in the New Space, and (iii) installing its identification sign at the entrance to the New Space.

  • If Tenant does not properly and timely execute said Lease, then the Tenant shall have waived its option to expand into the New Space, and Landlord shall have the right to lease the New Space to any third party of Landlord's choosing.


More Definitions of New Space

New Space or “New Spaces” shall mean up to two hundred seventy-one
New Space or “New Spaces” shall mean up to two hundred seventy-one (271) motor vehicle parking space(s) that Centerpoint Land by written notice to CPLP and/or City, as applicable, makes available to CPLP and/or City from the Centerpoint Land Parking Supply (either on the surface or in a Garage), to replace Existing Spaces previously made available to CPLP and/or City under this Agreement, as such Parking Spaces may be replaced, redesigned or relocated in accordance with this Agreement. Notwithstanding anything to the contrary contained in this Agreement, Centerpoint Land shall be obligated to replace all one hundred seventy-five (175) City Spaces that are either Existing Spaces or Temporary Spaces with one hundred seventy-five (175) New Spaces for the City, but CPLP has agreed to reduce the number of CPLP Spaces that must be replaced with New Spaces so that the CPLP Spaces must be replaced with only ninety-six (96) New Spaces.
New Space has the meaning set forth in Section 1.8(a).
New Space means the storage space created by the 6-ft raise of Anderson Ranch Dam. 29,145 acre- feet is the approximate volume but may be refined further.

Related to New Space

  • Expansion Space means any space in the Building which, at any time during the Lease Term, is occupied by a Person other than Landlord under a written lease with Landlord, and the term “Tenant’s Expansion Space” means Expansion Space which Tenant has elected to lease as provided in this paragraph. Landlord agrees to notify Tenant promptly after Landlord learns that any Expansion Space is or will become available. Subject to the prior rights of other tenants to whom Landlord has granted substantially similar rights, Tenant has the option to lease any Expansion Space which Landlord notifies Tenant is or will become available. If Tenant gives Landlord notice of its exercise of this option within thirty (30) days after notification from Landlord of the availability of the Expansion Space and if no Event of Default exists when Tenant’s notice is given, this Lease will be deemed to be amended to include Tenant’s Expansion Space as part of the Premises for the remainder of the Lease Term upon all of the same terms contained in this Lease except that (i) the Rentable Area of the Premises will be amended to include Tenant’s Expansion Space; (ii) Tenant’s Share will be increased to include the rentable area of Tenant’s Expansion Space; (iii) the Term Commencement Date with respect to Tenant’s Expansion Space will be the earlier of sixty (60) days after the date on which Tenant’s Expansion Space becomes vacant and ready for occupancy (provided that date is at least sixty (60) days after Tenant exercises its option to lease the Expansion Space), or the date on which the Expansion Space is first occupied by Tenant; (iv) if Tenant’s Expansion Space contains a rentable area of 10,000 square feet or more, and if there are less than three (3) Lease Years remaining in the Lease Term, the Lease Term will be extended to include three (3) full years from the Term Commencement Date with respect to Tenant’s Expansion Space; and (v) subject to adjustment during each Fixed Rental Period as provided in Exhibit E, Basic Rent for each year of the remaining Lease Term (as it may be extended) will be the greater of (a) the Basic Rent last paid by the Person most recently occupying Tenant’s Expansion Space or (b) Market Rent determined as provided in the Rent Rider attached as Exhibit E. If Tenant exercises this option, Tenant’s Expansion Space will be leased to Tenant in its “as is” condition and Tenant will, at its expense and in compliance with the provisions of Section 7.06, design and construct all Improvements desired by Tenant for its use and occupancy. Landlord and Tenant agree to execute such amendments to this Lease and other instruments as either of them considers necessary or desirable to reflect Tenant’s exercise of this option.

  • Grave space means a space of ground in a cemetery that is used or intended to be used for an in-ground burial.

  • Storage Space means a space where goods of non-hazardous nature are stored and includes cold storage and banking safe vaults;

  • Leased space means the individual storage space at the self-service facility which is rented to an occupant pursuant to a rental agreement.

  • Subleased Premises means all that portion of the Leased Premises referred to as airport lot as outlined on the site diagram attached as Schedule "A" to this Sublease; and
