Landlord agrees to provide to Tenant a Tenant Improvement Allowance in an amount equal to the number of square feet of Net Useable Area within the Premises multiplied by $27.00 ("Tenant Improvement Allowance"), of which $2.00 per useable square foot shall be applied to architectural fees.
Net Useable Area shall mean the total area within the Premises as measured from the interior surface of exterior walls, windows and doors to the mid-point of all interior demising walls, windows and doors, without deduction for columns or projections.
