Lobby Area definition

Lobby Area the "MBF Rooms," and the "Penthouse," respectively) will remain part of the Premises, Tenant understands and agrees that: Tenant's use of the Lobby Area, the MBF Rooms and the Penthouse is non-exclusive, and Landlord may allow others to use those areas; the Lobby Area may be freely used by Landlord and other tenants, occupants and invitees in the Building at all times for access, ingress and egress from the Ground Floor of the Building to the Second Floor and other areas of the Building and the Project; Tenant may not alter or reconfigure the Lobby Area, the MBF Rooms and the Penthouse without Landlord's prior written consent nor may Tenant close any of them at any time, whether before, during or after business hours, or deny access to others permitted by Landlord to use them, except to the extent previously approved by Landlord in writing; Landlord may permit the installation of signage in the Lobby Area identifying the other tenants and occupants in the Building; Landlord may provide security personnel to staff the reception desk in the Lobby Area, and if it does the costs therefor will be part of Operating Costs; and Landlord and its designees will have the right to freely access and use the MBF Rooms and the Penthouse and install Systems and Equipment therein. Access to the MBF Rooms, but not the Lobby Area or the Penthouse, will be subject to the terms of Section 24.2(a) above.
Lobby Area. The lobby area will be provided with Armstone granite tile, vinyl wall covering, clear scaled maple soffit trim and special lighting.
Lobby Area means and refer to certain counter and back office space, as more particularly identified as part of the Premises, located in the rental car lobby located on the first floor of the Airport parking garage.

Examples of Lobby Area in a sentence

  • With respect to the Expansion Space only, the terms of Section 7.5 of the Lease shall not apply and instead Landlord shall be responsible for contracting for water, gas, electricity and garbage pick-up furnished to the Expansion Space and Lobby Area.

  • Tenant shall contract for directly and pay for (a) all telephone, data or other communication services furnished for Tenant’s use to the Expansion Space or the Lobby Area and (b) for janitorial service of the Expansion Space and the Lobby Area.

  • Notwithstanding any of the foregoing, Tenant’s usage of any utilities or services provided by Landlord to the Expansion Space and Lobby Area shall not exceed the use of such utility or other service Landlord reasonably determines to be typical, normal and customary for office and research and development use.

  • Landlord shall not be liable in damages or otherwise, and Tenant shall have no right to rent abatement or any other remedy against Landlord, for any failure or interruption of any utility service or other service furnished to the Expansion Space or the Lobby Area, except to the extent resulting from the gross negligence or willful misconduct of Landlord.

  • The parties acknowledge and agree that the Lobby Area (as defined in Section 7 of the First Amendment) is part of the Premises and the obligations of the parties with respect thereto shall be governed by the Lease.

  • Any other occupant of the 555 Building shall access its space from the Bay Street entrance of the 555 Building, except that such occupant shall have the right to access the Lobby Area for the sole purpose of maintaining, checking, repairing or replacing the items set forth in subsections (a) and (b) above.

  • Tenant shall have the right to use the Lobby Area as a reception area for Tenant’s business, provided that the following remain in a readily accessible area of the Lobby Area, at no cost to Tenant: (a) a phone for visitors to the other occupants of the 555 Building, with a sign directing visitors to call for assistance, and (b) a mail box to receive mail by any other occupant of the 555 Building.

  • Lobby Area - Walls, Flooring, Furniture * $350,000 Anticipated 2022-2024.

  • The renter and guest have access to the following locations: Community Room, Coat Room, Lobby Area, Rest Rooms, East Parking Lot, exterior of the building along PA Route 291.

  • All initial improvements to the Premises, including Lobby Area Upgrades, are referred to as “Tenant’s Work” and shall be governed by Exhibit C.

Related to Lobby Area

  • Carpet Area means the net usable floor area of the Unit including the area covered by the internal partition walls of the Unit but shall exclude the area covered by external walls, areas under service shafts, exclusive balcony/verandah/open terrace area.

  • Lobby means an activity listed in subsection 1 of section 54-05.1-02.

  • Landscaped area means all the planting areas, turf areas, and water features in a landscape design plan subject to the Maximum Applied Water Allowance and Estimated Applied Water Use calculations. The landscaped area does not include footprints of buildings or structures, sidewalks, driveways, parking lots, decks, patios, gravel or stone walks, other pervious or non-pervious hardscapes, and other non-irrigated areas designated for non-development (e.g., open spaces and existing native vegetation).

  • the parking area means the area designated as a permitted parking area and as a special parking area by article 4 of this Order.

  • Common Area means all areas and facilities within the Project that are not designated by Landlord for the exclusive use of Tenant or any other lessee or other occupant of the Project, including the parking areas, access and perimeter roads, pedestrian sidewalks, landscaped areas, trash enclosures, recreation areas and the like.
