The Landlord or its designees shall be entitled to enter the Leased Office Space during regular business hours in order to check the state and condition after timely advance notice of at least five days.

To the knowledge of Seller, all material buildings, structures, fixtures, building systems and equipment included in or that make up the Leased Office Space are in reasonably good condition and repair and are sufficient for the operation of the Business.
