Leasable Floor Area definition

Leasable Floor Area. All areas available, or held for the exclusive use and occupancy of occupants or future occupants of the Shopping Center, measured from the interior surface of exterior walls (and from extensions thereof in the case of openings) and from the center of interior demising partitions. For purposes of computing Tenant's obligations based upon Leasable Floor Area, the Leasable Floor Area of the Shopping Center shall be not less than the size specified in Section 1.1(b). Mezzanines, if any, shall not be included within the definition of Leasable Floor Area.
Leasable Floor Area means the total leasable area of each building as of today, excluding the leasable area of land (parking lots, etc.), and includes information provided by the current owner or indicated in the lease agreement or plans of the relevant property, etc.
Leasable Floor Area. Leasable Floor Area shall be the gross floor area of the Building, whether or not if available for use by Lessee, measured to the exterior of the outside walls, and shall include the floor area of any: (1) any enclosed corridors, entryways, bathrooms or other similar areas; (2) utility, mechanical, maintenance or service rooms, passageways or corridors; (3) basements; (4) mezzanines; or (5) storage areas. Leasable Floor Area shall be determined by an architect selected in the sole discretion of ▇▇▇▇▇▇.

Examples of Leasable Floor Area in a sentence

  • If such compliance is not reasonably possible, such Owner shall not be deemed in default hereunder, but shall not be permitted to expand the amount of Leasable Floor Area located on its Tract.

  • As used herein, Tenant's proportionate share of all Operating Expenses shall be the total amount of such and Operating Expenses paid or accrued during each Lease Year or part thereof, multiplied by a fraction, the numerator of which shall be the number of square feet of the Premises set forth in Section 1.01 and the denominator of which shall be the number of square feet of Leasable Floor Area within the building comprising the entire Complex.

  • A substantial portion of the Building shall be thirty percent (30%) or more of the Leasable Floor Area of the Building.

  • One (1) convenience-type health dub, such as Curves or LA Fitness, not to exceed Six Thousand (6,000) square feet of Leasable Floor Area and located at least one hundred fifty (150) feet from the front and side perimeter walls of the Store.

  • For purposes of this Lease, Tenant’s Po-Rata Share (“Tenant’s Pro-Rata Share” or “Pro-Rata Share”), is deemed to be 35.9%, such percentage being determined by dividing the Leasable Floor Area of the Leased Premises by the Leasable Floor Area of the Shopping Center, subject to adjustment in accordance with the Leasable Floor Area of the Premises, and Shopping Center as contemplated herein.

  • A “High Intensity Parking User” is a tenant or occupant whose use requires more than five (5) parking spaces per one thousand (1,000) square feet of Leasable Floor Area in accordance with either customary shopping center practices or governmental regulations, whichever has a higher parking requirement.

  • Leasable Floor Area shall be measured from the exterior face of all exterior walls and the center of all partitioned walls between adjoining premises.

  • As of the “Effective Date” (as defined below), the Premises shall be expanded to add thereto certain adjacent space consisting of approximately 2,398 square feet of Leasable Floor Area as more fully shown on the attached Exhibit A (the “Expansion Space”).


More Definitions of Leasable Floor Area

Leasable Floor Area means that portion of the Gross Floor Area of a Building which is used by a Non-Residential Use defined herein or specifically named elsewhere in this By-law, but excluding:
Leasable Floor Area means floor area calculated in square feet located in or appurtenant to buildings constructed or to be constructed on a Tract, which Leasable Floor Area shall include, without limitation: the ground floor area within said buildings; enclosed vestibules; exclusive passageways; basements; storage areas; mezzanines; outdoor garden shops or sales areas; exclusive enclosed loading areas; outdoor balconies, patios, or other outdoor areas utilized for retail sales or food or beverage service (exclusive of areas utilized exclusively for drive-through or walk-up take-out food or beverage service or drive-through banking services); provided, however, until the Publix Lease has terminated and is of no further force or effect, or is otherwise amended, the Leasable Floor Area of the Publix Premises shall be deemed to be 49,098 square feet.
