Landlord shall use its best efforts to deliver possession of the Premises with all of the Leasehold Improvements substantially completed and accepted by City’s Director of Property pursuant to Section 6.1 (Landlord’s Obligation to Construct Improvements) on or before the Estimated Commencement Date.
Landlord’s Obligation is limited to that specified in this Document and Tenant shall be required to make all improvements to the Premises and in accordance with Tenant’s approved plans, except those which Landlord is specifically required to make hereunder.
